When purchasing a property there are a few different legal tasks that you need to perform in order to quickly process the transfer of your home. During these legal tasks, both solicitors and conveyancers will help you ensure you receive all the legally required documents, as well as guide you through the process in general. So, what is the difference between a solicitor and a conveyancer?

Generally speaking, they both have similar roles, are legally qualified and can offer necessary advice. However, the main difference is solicitors can specialise in other law types such as criminal or personal injury. While a conveyancer is solely focused on the conveyancing process.

Due to both roles being quite similar, we often hear of solicitors becoming specialised conveyancers and vice versa. What makes the two different comes down to the training they receive, fees and specialised disciplines.

For example, if during a property purchase you need help with litigation or family wills, then a solicitor is the best person to go to for additional knowledge and guidance. A conveyancer, on the other hand, will review your property contract ensuring there are no hidden features while ensuring you and your needs are protected during the transaction.

Conveyancers also have the ability to chase third parties such as mortgage brokers or estate agents, speeding up your overall lead time and getting you into your dream home faster without wasting extra money.

Do I need a solicitor and conveyancer to buy a house?

To simply put it, yes if you want to be certain that the legal side of transferring property is performed quickly and to the highest quality.  You will need legal representation during a property transaction and both parties working together make sure that you won’t become subject to additional fees or any legal issues.

You might be tempted to use DIY conveyancing kits as a way of saving a few pennies but there can be serious consequences to using these.

If you happen to make a mistake while performing your own conveyancing you will be held personally responsible and without the proper training required to perform conveyancing to the correct legal standard, the likelihood of you making mistakes is high.
